  • What Is The Difference Between Property Maintenance and Tenant Management?

     

    Property maintenance relates more directly to the property itself.  These items include property renovations during and between tenant occupancy.  Whereas tenant management addresses tenants being qualified and screened for occupancy as well as their ongoing needs during occupancy.  You will need a fully qualified property mangement company to address your tenant management needs.

     

  • What Do I Need To Look For When Qualifying A Tenant?

     

    As the property owner you want to make sure your tenant has a stable work history, enough salary to cover the lease payments, and a good overall FICO score.  Also you want a tenant to stay long term with you.  When tenants move in and out of your property every year, your “make readies” can become costly, leading to inefficiency in your business model and this reduces your profits. 

     

  • Do I Have To Pay Any Retainer Fees Or Sign Any Long Term Contracts With New Horizon Residential?

     

    Absolutely not.  New Horizon Residential does not require property owners to deposit retainer fees with us.  No more Power-of-Attorney over your funds with a company you have not built a relationship with.  You may use our proprietary Lease Agreement or your own.  The rental agreement is directly between yourself and your tenants.  You tenants continue to pay monthly rental payments directly to you.  When services are needed, simply contact New Horizon Residential for a-la-carte renovations or utilize our pre-defined maintenance services.  There are no long term contracts and you remain in full control of your funds and property.  We work hard to earn your business with every call.

 

  • How Does The Relationship Between Myself, The Tenant, And New Horizon Residential Work?

     

    As the property owner you set the standards for the relationship.  You can choose to either: have your tenant call our Senior Affiliate when they need something and then receive your permission before proceeding, or the tenant can call you and then you notify our Senior Affiliate with your needs. Both methods allow you, the property owner, to remain informed of what is happening with your property in real time, instead of receiving just a statement at the end of the month.  We firmly believe that business transactions are conducted with machines (e.g.: ATMs) while business relationships are built with people.

     

  • Can I Use Another Tenant Management Company, But Use New Horizon Residential For Property Renovation Needs?

 

Yes you can.  As mentioned earlier we do not require any long term contracts.  So the property owner is free to choose the best companies to meet their needs.  If a property owner already has a great relationship with a tenant management company, but is not satisfied with the renovations component, the owner is more than welcome to contact New Horizon Residential to meet those renovation needs.
